Is there an application fee?
Chateaux Dijon requires a $25 application fee for each intended occupant who is 18 years or older and/or legally able to enter into a contractual agreement.
How much is the security deposit?
There is a $150 Security deposit due 72 hours after notification of application approval.
What are the qualifications for applicants?
Applicant(s) must have a satisfactory credit history that will be obtained from a Credit Reporting Agency. A valid Social Security Number and Date of Birth are necessary in order to obtain this information. If credit history has not been established management reserves the right to request a guarantor. Should you not have a Social Security Number you must present as valid identification a passport and visa or tax ID number. Monthly rent shall not exceed 33% (three times the rental rate) of gross monthly income. Verifiable current employment of a permanent status and/or other written proof of consistent income source. Self-employed applicants will be required to produce written proof from their CPA as verification that they meet Income requirements set forth. Verifiable positive residency history for any previous rental verifications. Criminal backgrounds are checked on all applicants.
What leasing options are available?
Chateaux Dijon offers standard 6, 9, & 12 month lease options. Shorter lease terms are available for an additional premium per month.
How can I pay my rent? What forms of payment are acceptable?
Payments made in the office are to be made in the form of check, money order, or cashier check only. Online payments can be made using a check, credit card, or debit card. Cash payments will not be accepted at any
When is rent due?
All rent is due payable on the first day of each month and delinquent after 5:00 PM on the 5th day of the month.
Is there a late fee for overdue payments? Is there a grace period?
If the full rent payment is not received at or prior to 5:00 PM on the 5th calendar day of the month, the Resident agrees to pay an initial late charge of $25 plus an additional charge of $5 per day after that date until rent and late charges are paid in full. Daily late charges will not exceed 15 days for any single month’s rent.
Are utilities included?
Chateaux Dijon includes water, sewer, trash removal, & pest control services.
What are the hours of the Leasing Office?
Chateaux Dijon Leasing Office Hours are Monday-Friday (9:00AM-6:00PM (Summer & Fall)/ 8:30AM-5:30PM (Winter & Spring) & Saturday 10:00AM-4:00PM.
What are the hours of the Pools?
Pools and Sauna are open between the hours of 8:00AM-10:00PM year round.

Are there package lockers/how do I get my packages?
Packages are not accepted in the Information Center. All packages are delivered to your door or mailbox. Chateaux Dijon is not liable for any theft or damages to packages delivered.
Do you allow pets? If so, what is the pet policy?
We allow pets which are under 100 pounds for first floor apartments and 50 pounds for second floor apartments with a non-refundable pet fee of $300 for your first pet and an additional $200 for your second pet. Maximum of two pets per apartment home. Pets are limited to cats, caged birds, and non-aggressive breeds of dogs. No reptiles, rodents, insects, or spiders of any kind shall be permitted to be kept as pets.
I need emergency maintenance. Who do I call?
After hours, our Maintenance Office line (225-924-3676) forwards to an Answering Service offering assistance 24/7. Please call this number for further assistance. If a maintenance issue is considered an emergency, our on-call Maintenance Technician will be dispatched to resolve the issue. All non-emergency maintenance issues will be forwarded to the Information Center and inputted as a work order to be addressed the next business day.
What do I do if someone parks in my parking spot?
Chateaux Dijon will notify the illegally parked vehicle’s owner during operating hours. After normal business hours, residents must report the illegally parked vehicle to the Answering Service (225-924-3676) and park in Visitor parking until the vehicle has moved or been removed. Vehicles that are unauthorized will be towed at the owner’s expense if not removed within the time specified by the Lessor.
I am locked out of my apartment. Who do I call?
Chateaux Dijon offers free lockout service during operating hours. After normal business hours, residents must report the lockout to the Answering Service (225-924-3676) to arrange for entry. After-hour lockout services may not always be available. Should a member of maintenance or management be available for courtesy assistance, there will be a $40 cash-only fee for entry due at the time of the service.
